Heavy-Duty Diamond Grinding

We never use cheap acid washes. We use heavy industrial floor grinders equipped with metal-bond diamond tooling to mechanically profile the entire concrete slab. This removes previous coatings, dirt, and stains while opening the pores of the concrete to ensure a permanent mechanical bond.

Crack Repair & Moisture Mitigation

We test the concrete for moisture vapor transmission—a common issue in the PNW. We then use fast-curing polyurea joint fillers to repair all cracks, spalls, and pitting, grinding them flush so your new floor is completely seamless.

High-Build Epoxy Primer

We apply a commercial-grade, moisture-tolerant 100% solids epoxy base coat. This specialized primer wicks deep into the open pores of the ground concrete, creating a root-like bond that is practically impossible to break.

Full Flake Broadcast

While the base coat is still wet, we broadcast decorative vinyl flakes across the entire floor to the point of rejection (full coverage). This gives the floor a beautiful granite or terrazzo look, hides dirt, and provides an essential anti-slip texture.

Polyaspartic Clear Topcoat

We scrape away the excess flakes and seal the floor with a thick layer of clear polyaspartic. Polyaspartic is four times stronger than traditional epoxy, is 100% UV stable (it will never yellow from sunlight), and is highly resistant to chemicals, salts, and hot tires.

The number one reason homeowners regret DIY garage floor kits is Hot Tire Pickup. This occurs when you drive a car into the garage after a long commute; the tires are incredibly hot and expand slightly. As the tires cool overnight on the garage floor, they contract.

If the floor was prepped poorly (using just a weak acid wash instead of diamond grinding) or coated with a cheap, water-based epoxy paint, the heat softens the coating. Why do garage floors peel where the tires sit?

This is called 'hot tire pickup'. It happens when the heat from a car's tires softens an inferior, thin-film coating (like DIY water-based epoxy). When the tires cool and contract, they pull the weakened coating right off the concrete. We prevent this by mechanically diamond grinding the floor and applying industrial-grade 100% solids epoxy and polyaspartic coatings.

Do you use polyaspartic or epoxy for garage floors?

We use a hybrid system that offers the absolute best of both worlds. We use a deep-penetrating, moisture-tolerant epoxy primer for an unbreakable bond to the concrete. We then top it with a full flake broadcast and a polyaspartic clear topcoat. Polyaspartic is 4x stronger than standard epoxy, 100% UV stable (it will never turn yellow in the sun), and highly scratch-resistant.

How long does the installation take, and when can I drive on it?

A standard 2-car garage typically takes 2 days to prep and coat. Because we utilize rapid-curing polyaspartic topcoats, you can safely walk on the floor within 4 to 6 hours after the final coat is applied. You can safely park your vehicles on it within 24 to 48 hours.

Do I have to empty my entire garage?

Yes. The floor must be completely clear of all vehicles, boxes, shelves, and appliances before we arrive. Because diamond grinding creates a completely open concrete profile, we must have unobstructed access to the entire slab to ensure a seamless finish. We can provide recommendations for temporary storage pods if needed.
